Abstract
Due to the importance of a company's capital structure, this study aims to determine the factors influencing the capital structure policy of the property and real estate industry listed on the Indonesian Stock Exchange (BEJ), as well as which variables have the greatest contribution. This study used secondary data obtained from several relevant agencies, and the population comprised all property and real estate companies listed on the Jakarta Stock Exchange (JSX). The sample size was 17 companies. Multiple linear regression analysis was used to identify the factors influencing the capital structure policy of the property and real estate industry in Indonesia. The hypothesis was validated using statistical tests, namely simultaneous regression (F-test) and partial regression (t-test). The analysis showed that the variables of company size, operating leverage, dividend payout ratio, expected growth rate, and SCM tax savings simultaneously significantly influence the capital structure policy of property and real estate companies listed on the Indonesian Stock Exchange (JSX), with a contribution rate of 38.8%. Of these variables, tax savings were the dominant influence.
