
the Department of Economics, Faculty of Economics and Business Universitas Airlangga held a guest lecture with the theme "Introduction to the Appraiser Profession and its Association." The guest lecture was held with the presence of a resource person, namely Mr. Mushofah, ST, MM., MAPPI (Cert) as the Chair of the Indonesian Appraisal Professional Association (MAPPI) East Java. In addition, the guest lecture was moderated by Dr. Deni Kusumawardani, SE, M.Si, a lecturer at the Department of Economics, Universitas Airlangga .

At the beginning of the activity, Mr. Mushofa explained in detail about the introduction to the Appraiser Profession which falls under the scope of the Ministry of Finance of the Republic of Indonesia.
"From a legal perspective, appraisers fall under the Ministry of Finance's Center for Financial Professional Development. Further broken down, there are three professions: Public Accountant, Public Appraiser, and Actuary. Public appraisers, in particular, require competent and professional academics," he explained.
There are three approaches underlying the appraisal profession: income capitalization, the effect of depreciation , and the influence of building and land types. These three principles are derived from the history of global appraisals, as outlined by Alfred Marshall, and have served as the foundation for the appraisal profession to this day. However, there have been more specific developments related to the foundation of this appraisal profession, such as Irving Fisher's Income Theory of Value .
In Indonesia, the Indonesian Society of Appraisers (MAPPI) was officially established in Jakarta on October 20, 1981. MAPPI's mission focuses on realizing Indonesian appraisers with integrity, professionalism, and international standing, as outlined in its vision and mission statement.
Mr. Mushofa also added that, "MAPPI appraisers play a central and vital role in national development, such as in toll road construction. MAPPI appraisers play a role in assessing land feasibility, which is a crucial task in the fundamental development process of vital national projects," he explained.
Appraisers are said to play a vital role in the national development process. Therefore, an appraiser must possess the necessary education, skills, and experience to qualify them to estimate economic value. This explanation is outlined in the MAPPI Articles of Association, specifically defining an appraiser. Furthermore, appraisers are further divided into three categories: educators, certified appraisers, and public appraisers. All three must be registered with the Minister of Finance to practice their appraisals.
There are two pathways to becoming a public appraiser: the regular from MAPPI, and the collaborative pathway between MAPPI and universities. Furthermore, MAPPI membership is outlined, including Affiliate Member, Participating Member, Accredited Member, Certified Member, and Honorary Member.
The vital role of appraisers can also be seen from the scope of related appraisal services such as property development consulting, asset information system design, property management, business feasibility studies, property agency services, project financing supervision, and studies on determining the remaining economic life.
The presentation then continued with a question-and-answer session. Many questions from participants related to membership and the scope of the Appraisal Profession.
